Most major attractions, beaches, shopping, and dining are just a short 5–10 minute drive from the home. The neighborhood itself is peaceful and safe with light residential traffic, making it pleasant for casual walks. However, for convenience and efficiency, we recommend driving or using Uber or Lyft when heading to beaches, downtown areas, restaurants, or the airport.

It is installed to comply with city regulations and help protect our guests and neighbors.

🚗 Parking and Occupancy Limits:
Maximum overnight guests: 6

Maximum daytime visitors: 3

Maximum vehicles allowed: 2 (driveway parking only; no parking on the street or grass).

🎶 Noise and Party Restrictions:
Outdoor noise, including music and loud conversations, must not be heard from the street at any time, including during daytime hours.

All visitors must leave by 10:00 PM — no exceptions (city regulation).

Parties, events, and large gatherings are strictly prohibited. Violations may result in immediate removal without refund.

🛡️ Guest Stay Agreement:
As part of your reservation, you will be asked to complete a short Guest Stay Agreement confirming acknowledgment of our house rules and city requirements.

Completion of this form is required for check in. If you prefer not to, no worries, just cancel before your free cancellation window closes — afterward, our standard refund policy will apply.

Guests must also confirm that the phone number listed on their Airbnb profile is accurate and reachable prior to check-in.

🚨 Urgent Response and City Fines:
Airbnb's new 2025 policies require hosts to act quickly to prevent violations of local city ordinances. Failure to respond promptly to house rule violations can result in permanent removal of our listing from the Airbnb platform. In order for us to remain compliant, if house rules are violated and guests cannot be reached within 30 minutes of our first Airbnb message regarding the violation, a team member will be dispatched to the property.

Once dispatched, a $175 urgent response fee will apply, even if positive contact is made before arrival.

Guests are also financially responsible for any city fines resulting from rule violations.

🚭 Smoking Policy:
Smoking of any kind inside the home is strictly prohibited.

A $350 cleaning fee will be charged if smoking is detected indoors.

🧺 Damages and Left-Behind Items:
Heavily stained or destroyed linens, towels, or bedding will incur replacement costs.

Items left behind will be returned upon request, subject to a $40 handling fee plus shipping costs.

⏰ Checkout Time and Unauthorized Late Checkout:
Checkout time is 11:00 AM sharp.

Unauthorized late checkouts will incur a $100 per hour late checkout fee, starting at 11:01 AM.
